1Who is responsible for your information

Urban Properties, a sole proprietorship operated by Sagar Rane in Thane, Maharashtra, is responsible for the personal information collected through urbanproperties.co.in and the developer microsites we run under it. We handle it in line with India's Digital Personal Data Protection Act, 2023.

2What we collect, and when

We collect only what the site needs to do what you have asked of it.

  • When you enquire about a property, ask for a floor plan or brochure, or ask us to call you: your name, phone number, email address if you give it, your message, and which property or page the enquiry came from.
  • When you register or sign in: your name and phone number, and your email if you add it. Your number is verified with a one-time code sent by SMS (and, when we enable it, WhatsApp); we record that it was verified and when.
  • When you save a property: the properties you have saved, against your account. Enquiring about a property while signed in saves it for you automatically.
  • When you list a property: the details of the property and its photographs, your name and phone number, whether you are the owner or a broker, and for a broker the firm and MahaRERA number you give us.
  • While you browse: a cookie that identifies your browser, the listings you view and the searches you run. Once you enquire, register or sign in, that browsing — including what the same browser looked at before you gave us your number — is linked to you.
  • Technical information every website receives: your IP address, browser and device type, and the page that referred you.

3How we use it

To respond to your enquiry and take it forward. When you enquire while signed in, the enquiry carries your account's name and verified number, so you are not asked to type them again.

To show you properties that match what you have looked at or asked for, and to let our team see what you were interested in before they call you back.

To run your account and your listings: to review a listing before it goes live, to tell you the outcome, and to check every 30 days that a live listing is still available. Those messages go by SMS and email; a link in them lets you confirm with one tap without signing in, and expires after 14 days. A listing nobody confirms is paused, never deleted, and can be relisted from My listings.

To keep a record of our conversations with you. Our team may add notes to your record about calls and visits; you can ask to see them.

To keep the site secure — for example limiting how many one-time codes a number can request — and to understand which pages are useful so we can improve them.

We may contact you by phone, SMS, WhatsApp or email about your enquiry, your listings, and properties that match what you asked for. You can ask us to stop at any time by replying to a message or calling us.

4Who we share it with

We do not sell your information, and we do not share it for anyone else's marketing.

  • An owner, landlord or developer, only as needed to take your enquiry forward. An enquiry made on a developer's microsite is about that developer's project and is shared with that developer.
  • Service providers that run parts of the site for us: our web host; the SMS gateway and telecom platform that deliver our messages (SMS in India goes through the operators' DLT system, which requires our sender name and message templates to be registered); the email service that sends our mail; WhatsApp Business, when we message you there; and Google Analytics, which reports on site usage in aggregate. They process information on our instructions and cannot use it for their own purposes.
  • The authorities, if the law requires it.

5Cookies

The site uses a small number of cookies.

  • A visitor cookie that identifies your browser for up to a year, so your saved properties, enquiries and browsing connect to you. It is set on urbanproperties.co.in and shared with the developer microsites under it.
  • A login cookie that keeps you signed in if you register, and, if you verified your number as a guest without registering, a cookie for 90 days so the same browser is not asked for a code again.
  • Google Analytics cookies that measure site usage. A banner lets you choose whether these are set.

You can clear or block cookies in your browser. The site still works, but saved properties will not follow you between visits and you will be asked to sign in again.

6How long we keep it

Enquiries, your account and your listings: for as long as your account exists, and for three years after our last contact with you. After that they are deleted, unless the law requires us to keep a record of a transaction we brokered.

Browsing records — listings viewed and searches run: twelve months, then deleted automatically.

One-time codes: ten minutes. A short log of the most recent code sends and checks — number, time and outcome, never the code — is kept so we can help when a code does not arrive; it holds only the latest few dozen events.

If you ask us to delete your information sooner we will do so, except where the law requires us to keep it.

7Your rights

You can ask us what information we hold about you, ask us to correct it, ask us to delete it, or ask us to stop contacting you. Your account page lets you change your details yourself; for anything else, write to us using the phone number or email address in the footer, or through the Contact page, and we will respond within a reasonable time.

If you are not satisfied with our response you may complain to the Data Protection Board of India under the Digital Personal Data Protection Act, 2023.

8Security

The site runs over HTTPS. Access to the administration area is protected by two-factor authentication. Enquiries, account details and browsing records are stored in a private area of the site that is not visible to visitors, and only our team can see them. One-time codes are limited per number and per hour. No system is perfectly secure, so please do not send us anything more sensitive than the site asks for.

9Children

This site is for adults arranging property transactions. We do not knowingly collect information from anyone under 18.

10Changes to this policy

When this policy changes, the date at the top of the page changes with it. If a change materially affects how we use information you have already given us, we will tell you before it takes effect.

11Contact

Questions about this policy or about your information can be sent to us using the phone number or email address in the footer of every page.

How to read this. It is written in plain language and describes what the site actually does. When the site changes how it uses your information, this page changes first and the date at the top moves with it. Where a word has a specific legal meaning, that meaning applies.
